So today what we’re going to talk about is more in relation to your social profiles and how you raise your visibility as an individual in terms of running in sales or rentals, whatever part of the business you’re in. You’re effectively your own business unit and you’re an ambassador to yourself. So we’re going to talk about mainly the core tool that I use in terms of, in terms of my sales process flow when I’m not selling real estate, when I’m selling, as I mentioned, things like raising private equity or selling companies.
It’s exactly the same thing. It sells, it sells 101 and what type of stuff you need. So for no one that’s seen this kind of view before, I mean, you’ve guessed it, it’s LinkedIn.
Now I know that actually a lot of people here have LinkedIn. I’ve seen many people add on their LinkedIn that they’re part of FazWaz in terms especially on the real estate agency side. The issue is that I don’t see many people actively vocal or promoting.
Okay? And it’s quite easy to see this actually, if I just type in hash Fazwez and I go posting last week, right, you can see the people that are actually or if I go Fazwas, let me just say this is the case. We go post, you can actually filter out who’s actually let’s go date posted from last week. Sometimes it works, sometimes it doesn’t.
But if you go hash FazWaz, we can see that who really the ambassadors of the brand are. And if you go a bit longer past month, you’ll see who’s really pushing the company. And there’s obviously a good few people, but not enough, right? So here are the tips in terms of how to utilize.
We’re not doing this for a branding exercise. We’re doing this so you can actually engage your clients better, number one. And number two, promote yourself.
And number three, have more career progression, not just in terms of Fazwas, but even post Fazwas. Okay? So the first thing is that how LinkedIn and I’m sure everyone knows this, but I’m just going to repeat the very basics. How everyone uses LinkedIn versus Facebook or TikTok or Instagram is very, very different.
LinkedIn is mainly only a professional networking tool, okay? So I’ve never met one business individual that I do business with that has any form of money. And we’re talking about money in relation to I can afford a property type money as opposed to buying a company. Money that does not have a LinkedIn profile and does not connect to me on LinkedIn.
I connect with everyone on LinkedIn. I don’t connect on Facebook. This is something more personal to me.
I use LinkedIn. This is a much more professional network. And when I, you know, I’ll just show you for know, I’m speaking to all different sorts of people on LinkedIn about business.
So the first thing, make sure you have a good LinkedIn profile, okay? This is my profile, et cetera, et cetera. It’s kind of filled out, right? So people know who they’re talking to. If you just got nothing on there, for example, no one’s going to see any value of having you on there, right? So spice up, make it look relatively good.
I mean, excuse the picture. This is from 2000 and God knows eight. That’s definitely not me anymore.
That’s a much more handsome, younger version of me. But make sure you have a LinkedIn profile fully. Complete it as much as you can.
The next thing is, anyone who you meet who is a client, add them to LinkedIn. Now, the question is why? Firstly, you’ve got a direct communication in relation to the client. Now, you might think you have that on WhatsApp as well.
But the honest truth is here on WhatsApp you cannot post. You can’t be posting content on LinkedIn. Everyone you add any post that you’re active in making, everyone will see it.
So it could be you have clients that went slightly quiet, that might reinquire or might rebuy or might rent. You might have other friends of the clients because basically, it’s a network effects. Every time you post, other people see this.
Now, this is an Instagram post where you’re posting pictures of food or pictures of children or pictures of yourself on the beach. This is more in relation to professional networking. Now, okay, the question is that people are slightly they’re afraid they don’t know what to post.
Use chat GPT. Chat GPT will say, hey, can you write me a post for LinkedIn? I’m trying to promote my company. Or I’m trying to talk about how Chiang Mai real estate has grown over the last year and you should be looking and I’m the right person.
And Chat GPT will effectively create the prompt for you. Now, I’m actually going to just show you very quickly because that’s the best way to do it. So I’m going to go chat OpenAI, go into Chat GPT.
I am a real estate agent in Bangkok. Please give me some viral LinkedIn titles to post. All right.
Okay. Very easy. There you go.
Okay, so let’s just say five insider tips for buying a dream home in Bangkok. So I’m going to be like, please write me a post on there you is. So basically, you just take this, copy it, stick in a picture.
Super easy, really easy. Why I’m asking you to is. Number one, add every single client you know, every single client, pull in there.
This is your network. You’re building up your network first. It’s super important to have a strong network.
That will be the first thing. Number two, connect with Fazwas. Connect with Fazwas.
Connect. Connect with the sales directors. Connect with the managers.
This is all about your career and growing and becoming better at what you do. So make all the connections within the company. Excuse me, for anyone who has added me on LinkedIn I haven’t added, I’ve got a whole list to get through.
But definitely add as many people in your professional network as you can. The more people you have in your professional network, the more visibility your posts get. You wouldn’t believe, for example, if I post something now, I would probably raise venture capital so I can put a post out and money will be attracted to me because I’m relatively active and I’ve built up my profile and I spent time building a network.
Now every single agent should be active, every single agent should be posting a minimum of once a week. I mean, you’re doing it for yourselves, you’re not really doing it for the company. I mean, anything you generate, you’re going to make money on.
If it is LinkedIn, you’re rediscovering. I’m sure there’s different payment structures in relations to commission is paid. So I’m sure the sales managers and rental managers know there will be a structure if you self generate customers.
But you should be the ambassador to yourself. There are these people on here that are very much promoting themselves. Like all different people, whether they’re CEOs or different people in the food chain, are posting and making people kind of engage with them and becoming an authority.
So the question is, how do you become an authority in real estate? Well, the only way you can do is you have to be vocal. You can’t keep this to yourself and keep your network too small. You have to be very extensive and publishing and making sure, hey, I want to be seen, I want to be heard.
Now LinkedIn gives you that platform. Now you can also see on LinkedIn there are some more advanced tools which I’m not going to get into because where you can see who’s clicking in your profile, who’s reading your post, but the honest truth is, if you post a lot, you will receive more incoming stuff. Now that could be big investors, that could be big leads, that could just be big reputation.
Whether you’re with FazWaz or outside of FazWaz in general, you should have LinkedIn. It’s professional networking and if you consider yourselves professionals, then you want just having a LinkedIn is not good enough. But actually participating and posting and promoting yourself and the companies that you work for is exactly what LinkedIn was built for and it’s the best thing you can utilize.
So just to summarize, because again, these are very quick sessions and what I’m there to do is make kind of points and that will actually help you in terms of what you’re doing. Now, as I said, if you go to Fazwas and we look at FazWaz and we view the page and we can see the people on there, I’m sure there’s a lot I’m obviously seeing it. I own the page so I can’t see it as all the people on there.
But when I’ve looked this before, there are hundreds of people on there that are part of the Firebase Company Hundreds, right? If you’re not on there, join. You can recommend. There’s all different things you can do, but then be active.
There’s no point just having LinkedIn for the sake of tick. I’ve got LinkedIn. Imagine having Facebook and you’ve never posted or added any friends.
What do you think will be the reaction to this? You’ll just have no friends and no posts and nothing. So just take that concept and the same thing. It’s about now, generating content.
And with the use of chat GPT, generating content is so easy you would be shocked. These are viral posts that chat GPT will create for you. And all you’re doing is basically effectively taking something and posting.
But the first thing you need to do is build your profile. Build your profile, make sure your profile is correct. Add all your clients and add all your colleagues.
Make all these connections super important. Speak to Jessica. Jessica is actually doing something called employee advocacy, where the system can help you post automatically.
So that’s something that Jessica’s working on currently. And the other part is, don’t wait for anyone. Be active, be proactive.
Do this yourself. Go out there and start building up your network and your career, because it will only benefit yourself in the long term. And I do this a lot.
I mean, I think Paul does this a lot. Jessica definitely does this. And I see some of the sales directors do this.
This is why they’re operating at that high level, because obviously they’re focused on utilizing and building tools to build their career, build their network. So I don’t want to rev on at you anymore, but what would be nice is that I started seeing lots of posts happening from our people, lots of people adding. I mean, someone’s just probably gone on and added themselves right now.
