Hey guys, I wanted to share a great sheet that’s a tool for you guys to help you do more business. This is the request listing sheet and to summarize what it is, is it’s direct access to our team here in Bangkok, the outfound listing team whose main role is to help add more direct owner listings onto Fazlas. So this sheet allows you to input your requirements in terms of customers that you’re working with to help them focus on finding properties for clients that we’re currently working on and potential future clients.
So I’m going to walk you through the sheet very quickly. It’s very simple to use and it’s broken down into really five major classifications. The highest priorities are really customers that are looking to buy and rent.
And that’s defined as anybody that is currently looking, viewing or ready to buy. So normally that comes with a deadline. So you put in the requested date that you’re interested to have the team start sourcing inventory.
And if there’s a deadline for that date in terms of when that client’s coming, that obviously helps us create a bit of a goalpost in terms of when we need to get this done. Second, which is the medium priority for this team is a popular project or area. So we want more listings in this project or this area.
And then the lowest priorities are other projects or areas that are less important than that. So you can come in, you can request the type of priority, input your name in the yellow. It’s very basic.
The more information that you provide, the better. And that’s going to help the onboarding team to really make sure that they’re sourcing properties that match your requirements. The gray is really allowing post kind of the search.
The grading is for you to fill out. And it’s very important to understand that the grading is not on the individual who actually provided you the properties, but it’s did the properties match your requirements. So you put in an order and was that order fulfilled to your satisfactory? So it’s a very simple grading process that allows us to kind of determine the impact and the value that we’re able to create here, who it’s assigned to, the status of the property and the progress and the number of new listings sourced.
And sometimes when there’s a quick turnaround on it, we’re not able to get them live on the front end of the system. So there’s a link here to the listing, to a Google Drive that’s going to allow you guys to access that information immediately before it’s on the website. So all properties are fair game to add to this sheet across all markets.
We’re ready to help right away. The team is starting to work on this list immediately. One example, and sorry to pick on you, Max, but one example is of properties probably not to add to the sheet is ultra luxury.
So the Ritz carlton is obviously a very expensive project and that it’s relatively unlikely that one of the owners will go on to, say, DD property and list their $8 million penthouse on DD property or something. So let’s focus on all other property types except the ultra luxury. And please start using this tool right away.
