So for those who don’t have or never used Chat GPT, chat GPT, I’ll send you the link. But Chat GPT is basically an AI language model that can help you be quite creative in terms of your job role. So, because we’ve only got 1015 minutes, I’m going to walk through this quite quickly and explain to you how you can use a tool like this to write amazing emails to your clients.
Okay? So the first thing we need to do with Chat GPT is give it some context. So what I would say is you are an expert real estate agent in Thailand. So basically telling Chat GPT, this is the person I want you to be, I want you to be an expert real estate client in Thailand.
You can give it more context if you want, but I think really that should be enough, you could say, and you sell, you only focus on pukette. So maybe giving it some more context. Okay, so let’s imagine we have a client in this kind of instance.
So the client name is, let’s call the client Brennan. So write an email to Brennan. So the question is, what should it be for Brennan? So Brendan’s looking for a property, so let’s just find a property on FazWaz.
We can just make this up. So I’m going to quickly go to Fazwaz.com and I’m just going to take any property in Phuket.
1 second, let me just grab an email in Phuket. So I’m going to go for, let’s go for this one. This is quite nice.
I’m going to copy the link. So write him out to Brennan and convince him that this property is the best property, the best for his requirements. Right, so I’m just going to give that to Chat GPT.
And what it’s going to do is, it’s going to write a full on email about the property using the actual content of the property, of the description. So it already knows that this is a two bedroom in Wechit in Phuket, it’s a location, it’s in premium development, it’s spacious, it’s furthermore, blah, blah, blah. So what this is doing effectively is in 30 seconds, it’s written an email to Brennan saying that this is the option and describing the project.
Now, you can do this on any single unit. So if the unit has, for example, say, for example, I said, please highlight, please highlight the core features of this project, of this unit. So what it can do is it can actually pull out all the core features.
So it’s saying, it’s talking about the location, the interior design, obviously the facilities in St Scott, common air facilities security, and it’s effectively pulling this all out of our website. So you can basically use this to write emails very easy open emails to any single client. So let’s just walk through the process.
Say for example, actually Brennan is interested in not just one property. Let’s just say he’s interested in these three properties. So write another email to Brennan, he is interested in these three properties.
Let’s just give the links. Please compare. So I’m going to chuck in three random links into chat GPT.
So let’s copy that one and put this here. And I’m going to do one more, say that one. And there are probably no, not similar units, but let’s just go, let’s just have a go.
Let’s see if that works. Right now it’s basically writing an email comparing all the three units and it’s using all the details from the actual property itself to create these emails. Now you think the speed of this is crazy.
I mean, imagine you’re writing this yourself, how long it would take you to do to make the compare and contrast. Now one thing is you should check the emails. They’re not always going to be 100% correct, but it’s very, very good in getting this accurate.
Now let’s walk through a scenario. Let’s just say that Brennan is interested in this property here, which is this one in rewire, which is the 35 million bar. Yeah.
Okay, so Rennan is interested in this property. He wants to put in an offer at 28 million, which is below market, below asking price. Yeah.
Please write an email to the seller to negotiate this deal. Okay, well let’s see what it comes back with. So you can give the sellers a name.
So it’s saying, Brenda’s done his research and has carefully considered the market value of property. He’s willing to make an offer of 28 million barb. We would like to reochill that Brennan’s filing.
So it’s basically putting in your offer to the seller and you could even go backwards and play both sides of the angle and say, well, let’s say the seller has renegotiated. The seller last offer is 30 million. Please explain to Brennan in an email that this is the best offer available.
Let’s see what he says. So dear Brennan, I hope this emails find you well, blah, blah, blah. Unfortunately they’ve indicated their last offer is 30 million bar, which is still above your 28 million bar offer.
But it’s basically writing a very convincing email to Brennan. Now you can change it, you can say actually rewrite this email here, rewrite this email, but be friendly. I have known Brennan for five years or four years, let’s make this up.
So it can actually change the, so depending on what you give this, it can actually write all your emails for you extremely, extremely well. And it does it at speed. So you can effectively manage your speaking to the seller, to the buyer, to other agents, to our finance team, and it will effectively keep doing this.
And you can even ask it to make this short form. Okay, so say Brennan, please put this into a WhatsApp structure as Brennan isn’t answering emails. And what it will do is it can put into any type of format you want and you can say, hey, make this shorter, make this longer.
So I’ll show you, make this shorter and more direct. So you can effectively just keep going through this and using it to generate all your text. For WhatsApp? For email? For everything.
Right now, let’s just say just for every, because I know not everyone is English speaking here. We have other languages and lots of our clients apply. But write an email to a buyer in Germany in German language.
So in German language, recommending him this unit. So what it’s doing now? Is it’s writing this in German now? For some languages like German, French, possibly Russian, this is very accurate. So I’ll try this again in Thai language to see what it comes out with.
But it’s building this case up. This is the same property recommended, so rewrite this entire language. So imagine the use cases here.
So not just chat GPT you can use to create email, successful emails, speed. Basically, it’s not there to replace anyone, it’s a tool. And what it should really do is really increase the output that you do.
Think about this. In this capacity, I could write 500 emails a day using this type of structure. Obviously you want to check this stuff, but you could also access Juristic Offices using Thai language.
If you don’t understand Thai, it has lots of different use cases for chat TPT in relation to how to optimize your performance. So I think the first conversation is around how to use this and if it is. So I’m just going to walk back through the basic points, right, so I’m going to go to a new chat.
The first thing you do is give it a personality. You are an expert real estate agent in yeah, that’s the first thing you give it. So it’s now saying how can I assist you? Okay, what is the best market in Thailand to buy? So let’s go for convince Brennan to buy in Phuket, not Samui.
Yeah, sorry, here we go. So it’s saying that Pukette has a more established market. It’s basically making the argument for you without you really having to but depending on how you do this.
So if I put it back into the last one, depending on where you go, brennan is only interested in Samui, but I think his options are better in Phuket. Please write an email convincing Kim. Here we go.
So this is obviously a better example. It’s got some of the context, right, of what we’re saying. It’s basically convincing Brennan to not now buy in Samui and really focus on Pukett.
